Structure & Waterproofing
Caulking, grout, and tile are part of the waterproofing and structural systems of the bathroom, which work together with fixtures to prevent leaks and water damage. Gaps in caulking around the tub, floor, or tile might allow water to penetrate and cause damage. Cracked tile flooring and worn grout might lead to water infiltration and eventual structural damage.
Optimal
Caulking around the shower, tub, and sink effectively seals all joints. Grout between tiles is intact with no signs of gaps or crumbling. Tiles are in excellent condition with no cracks, chips, or damage.
Cautionary
Minor signs of wear not currently causing water damage but may allow moisture penetration over time and should be addressed. Caulk shows minor gaps or peeling, grout shows small cracks or discoloration, a few small cracks or chips are showing in the tile.
Hazardous / Out of Range
Elements are in poor condition, leading to water infiltration that can cause mold growth, structural damage, and safety hazards. Caulking is missing or severely cracked, grout is crumbling or missing in large sections, multiple tiles are cracked or missing, signs of mold or mildew are present.
